Chris Schellin, President of Westwood Net Lease Advisors, just closed on a Dollar General Portfolio in Ohio and Arkansas. The buyer, a private investor from California came to Mr Schellin looking for higher cap rate/higher return NNN properties. After much discussion Mr Schellin was able to better understand the needs of this particular client and suggested a different route that included more security and geographic diversification. The end result was two Dollar General properties from two different sellers in OH and AR. Mr Schellin was also able to further enhance the buyer’s return on investment by suggesting the use of cost segregation.
