Triple Net Child Care Assets & Early Learning Properties

Early learning centers, daycares, and childcare assets, such as Kinder Care, Guidepost Montessori, and The Learning Experience, are often overlooked by investors due to the perception of unpredictability, however, these are reliable, stable, essential triple net properties.

Child care assets offer growth, stability, long leases, and better cap rates than many traditional triple nets. An early education property can offer a solid rate of return from a creditworthy tenant who typically operates with a guaranteed burn-off on a long-term lease (15+ years) and takes good care of the property. They are a great addition to any CRE portfolio and work well as 1031 exchange properties.
